When selling your house, will you play chess or checkers?
Economic uncertainty abounds, so…
It’s more critical than ever for home sellers to MAXIMIZE their sales price
Unfortunately, most sellers even don’t realize they’re playing checkers when they should be playing chess

While most real estate agents are teaching their sellers to play checkers , Denise Swick and Company are training our sellers to play chess.
With confidence, if you are not using these moves, it is certain you are leaving money on the table and, even worse, risk the house coming back on the market because the deal fell through .

Here are 3 moves that guarantee our sellers are maximizing their selling price and quality of buyers.

Chess Move Number 1:
Have a pre-listing strategy and timeline to make sure the house is in the proper condition and ready for the buyers to view.

Checkers move is sign the contract, place the sign, and put it in MLS, oftentimes with only one photo or none. Can you believe it?

Chess Move Number 2:
Have realistic, professional photography, video, and ad copy, to allow the buyers to experience the house before setting foot inside.
Checkers moves are feature dumps, one picture and/or poor picture ads criteria repeats.

Chess Move Number 3:
Set a specific time frame for buyers to view the house for a minimum of 48 to 72 hours before offers are negotiated.

Checkers moves are putting the house active at 10 am, having it under contract by 4pm, and canceling the rest of the buyer’s showings that very well could have been for an even better price and terms.

Being upfront and giving buyers a reasonable amount of time to view a house, allows the seller to receive a number of offers and choose the best one for them.

Regularly we are selling houses above at or above their asking prices and with solid buyers.

So even with the 2 key factors benefiting sellers of low inventory and low-interest rates, there is no guarantee this will last into the next year.

So if you are considering selling or buying in this market, we welcome the opportunity to design a chess game for you to maximize your selling and buying experience.
