Are you planning to buy a home, preferably one that is listed on the MLS (Multiple Listing Service)? There are thousands of properties listed in those real estate property listings, and with some research you can manage to find one that fits your budget and needs. However, there are 3 important things that you need to do before you purchase MLS listed houses.

Check the date of listing

First and foremost, you have to check on which date the listing has been made. Has the home been listed for a very long time? Look at the CDOM (Continuous Days On Market) or PMP (Property Marketing Period). You can get a more or less clear idea about how many days have a specific home been listed for. This is important, given that houses for sale in Annapolis Valley that are unsold for a long time might have some history, foundational, structural or otherwise and you would probably like to avoid buying them, although these properties are generally sold cheap.

Get it inspected

Even if the home has been listed recently, make sure that you take a home inspector along – with the homeowner’s permission of course, to get it evaluated for any possible issues that might mean expensive repairs for you.

Do a price comparison

A qualified real estate agent can be very useful for you when it comes to comparing the prices of homes, and ensuring that you are not being short-changed by the seller of the home that you intend to buy.
